    Great idea Mat.

    If I can offer a bit of advice it is this. To often agents especially new ones prospect for the business today and try to get a client that wants to do something NOW!

    Prospect to build relationships and nuture those relationships over time through good quality communication in all forms. We all want business NOW however by building relationships and maintaining them the chances of securing the clients business down the track is huge and most times they wont get the other 3-4 agents in to present that they would have without your contact.

    Be someones real estate go to!

    Mat my tip that I would give is literally the exact same as this video.

    5 years ago someone who I had met once sent me a report and a hand-written note that said “Hi Matt – thought you’d find this interesting.” That was it – the only hand-written note I have ever received in my life outside of my normal circle of friends and family. Simple but I still remember it.

    Mass communication is the enemy of relationship. How many times have you picked up a letter with a signature at the bottom to see if the person actually bothered to sign it – or if it was printed on? Personally, many times.

    Writing something by hand proves that you care enough about that person to spare that moment. It’s memorable, and they will feel a connection to you. As such I have junked the pre-formatted letter that goes out with my CMAs and have taken to writing as many hand-written notes as possible to people.

    One more thing – paying a PA to do it is really not even close to being the same. I’ve seen cards obviously written by women sent out in the name of a male agent. Why even bother? It’s an insult to people’s intelligence.

    Lazy competitors wouldn’t even think about it much less match it.

    Sorry I didn’t have a different idea for you Mat but I have been evangelical about hand-written notes within my company for the past month. My boss swears by them as well.

    Actually just thought of one

    - Stop listening to music or the radio, only listen to real estate coaching while in the car. I have also quit reading the news (which was something I loved to do) but the reality is that the news just clutters your mind as Shad Hassen said. Listening to real estate coaching like Hot topics etc keeps your mind in the zone and also creates a mental expectation of excellence.

    My boss told me that the most important thing in real estate is integrity/honesty.

    In terms of something you can do, I think the best thing is to do more prospecting. I have used various different sources – books, REI journal, DVDs, CDs etc over the past year, and my top five prospecting methods in order of priority are:
    1. Previous clients referrals
    2. Open house, buyer conversion
    3. Expired listings
    4. Follow up pipeline sellers, past appraisals
    5. Marketing around each listing, Just Sold

    I think the price for your thank you cards are pretty good. I’ve been looking around, they are around 40c+ to as much as $1.00+ a card.

    The best advice I ever received in Real Estate was from the incredible June Newman, when she was working with Lee. She said simply, “Brett, if you aren’t going to back yourself, then why the hell would anyone else?”
    It really struck me at the time, when I was first entering into the world of sales, that I could not rely on anyone else but myself, and to take anything that anyone gave me as an absolute bonus.
    Regarding prospecting, the best advice I can give anyone, is to do it yourself. Outsourcing prospecting to another distances you from the marketplace, and does not make you an area expert. You pick up so much when you do it yourself that another may not pick up on, or feel that it is important.

    Top Five for me are:
    – Quarterly Reports (By a country mile)
    – Just Listed/Just Sold Calls
    – Buyer Conversion
    – Databasae Mining
    – Expired Listings

    Cards look awesome also. Have some similar ones done up already

    I think I like these more than our branded ones because it doesn’t push a logo. They are really nice – basic, but in a classy sense.

    I have a question though. Given there’s no logo, how are you confident they will know who it is? Or do you just know that, given you spoke to them and you are specific about what you are sending the card for, you can just put Mat at the bottom and that will be ok?

    I was going to mention on the video how the best way to use thank you cards are.
    I always paper clip my business card inside the top flap of every thank you card I send.
    So they are reading the writting on the bottom while looking at your business card on the top.
    That’s how they know who it’s from. Even if a card has a logo on it, I still paper clip my business card in.
    You know I wanted these cards to look clean and not real estatey.

    I received the cards, thank you. They are awesome.

    I like them because they are subtle and classy with good quality paper. Just gets the point across as a simple ”thank you”. I slightly prefer the gloss cards but like you mentioned you have to be mindful of what pen you use to write on the gloss ones as gel ink wouldnt take to it too well.

    O my gosh I really really wish I had seen this earlier this was one of the first things I actually did was get 1000 cards printed. As In one of your video I watch last year you recorder I think it was your ideal week you that you write thank you cards every morning… I’d love to get your feedback on them…is it okay I put one in the mail?

    In terms of posting do you hand deliever your cards or send them out in the mail?

    ALSO a very excited report! I’ve got another listing I’m siging up tomorrow which is one I have prospected the way you have recommended! 1 hour every day on the phone and door knocking! They interviewed 2 other reps (established I might add) and they know I will be charging my full fee and $750 Marketing!!! Woohoo also….

    I did a leftlet drop last week and got a call yesterday (saturday around 4pm) saying that the letter really grab his attention and my company must have spent alot of money on a marketing guru but it was actually one of your ideas of the “just in case you need it” Its a deseased estate and he is looking for an appraisels which I will be doing tomorrow morning I drop off the prelisting kit which I have put togerther (thanks for your help with what to put in it)
    and I’ve order theses little jars they tiny and I’ve put inside pink mentos lollies and package them really nicely which I’m thinking is a nice touch to go with my prelisting kits!
    I feel really confident now going to the appraisel that he will know a infomation me, the company I work for and I got it to him within the next hour!

    I reallly am looking forward to seeing what is in your shop as I have done alot of research into getting thing like theses cards made and its I really do know the costs involved and this is definatly a great price!

    It really makes a difference when people like yourself give us all detailed feedback on how things are travelling for you because there is so much valuable information in what you said.

    Yes the cards took me months to source because I wanted the price to be good for everyone. My Wife deals with China pretty much everyday and I do know about the alibaba site but the hardest part about dealing with China is the quality control. Because of the distance and also the lack of relationship dealing with new suppliers you just can’t bank on what you are getting exactly when it comes to the paper quality and or the print quality.
    I ended up using an Australian supplier because I could make sure the quality was excellent and every card would be the same.
    My Wife has been dealing with China for years and sometimes the quality just isn’t good enough on some of the items and she has long standing relationships with her suppliers, so I didn’t want to risk it. I did explore the China option but decided against it for these.
    That’s why it took me so many months to find the right people.
    I have so many ideas for the shop that are in the pipeline but one step at a time for me.

    Hi Mat, just wondering if your thank your thank you cards are really simple and are they printed only on the front? I have been using them for a while now after hearing you on a CD with Lee a fair while ago and I get great responses! In fact I have even had a couple of people in my farm area send me a card back telling me to keep up the informative work in the area which is wonderful feedback to get! Anyhow, I have been buying the cards whenever I see something in the shop that looks good but they are expensive doing it that way! Any advice? Thanks Fleur :)

    Yep, they are just printed on the front (small logo on the back) and blank inside.
    They are a nice stock.
    Simple and good quality.

    Honeslty Fleur they are really really good. Simple looking but great paper and very classy in a subtle way. Well priced too. Its also great how there are 3 colours to choose from! (Get pink & stand out).

    hi mat,love watching your videos they inspire me.i have been doing the thank you cards since i started in real estate (my cards were $1).they go down well.i will have a look at ordering yours when my stock runs out,yours are really cheap.
    got any good tips on door knocking,i carry round brochures and business cards.soon as i get a little bit of conversation going i am fine,but i find it nerve racking waiting for an answer after i knock.

    just listened to the end of the video. not doing this for the free cards (cause it is should be too late anyway) BUT I think that the biggest turn for me has been the attention of my follow up work. I have put into place a minimum of 5 points of contacts for all enquiries including emails. if I received an email enquiry, well I would just return the email and thought that I had done my job but I have found that continuous follow up with them has got me lisitngs and I wouldn’t think that many others will be doing it – and thats what I like the most bout it, doing more than the others in my market place. I think as well that I will use one of those sticky dots and stick a business card to the top of the card when I use these as well. thnaks for all the tips mat, they are gold. I am glad our paths have crossed. regards steve
