I think it&#039;s a little more in depth than just a call and hopefully you will woo them enough that they will want to list with you.
It&#039;s about building a relationship.
What I mean by this is; just think of how you can help them.
For instance, call them and say you have noticed their property on the market and you were wondering if you could keep them up to date with properties if they were looking to move within the area or even connect them with an agent if they are looking at moving out of the area.
This is a good way just to get to know them and get a feel for what they want to do. Just focus on helping them achieve their goals and they will usually be more open. 
If they say &quot;no that&#039;s fine we don&#039;t need help finding another property&quot; just drop off a letter every week with some information they may find useful like results in the area, market commentary, numbers through your open homes etc etc. Remember it&#039;s first about building a relationship, then they are likely to listen to you more when you do get an opportunity to meet with them down the track and possibly talk about selling their property.
The best way to build a relationship is through follow up.
