Started doing market opinions again today. I am enjoying being back into it. I feel it’s like cranking the machine up again after such a decent break but I will have the momentum going again soon. One good thing is I can really select the properties I want to work on and ensure that they are great quality and have the right direction from day one. My average days on market at the moment is 31 when the general area is over 200 so my aim is to maintain that through listing them right from day one continually. I am prospecting fairly assertively at the moment especially cause I’m breaking into a new area. Good things are flowing, I can feel it!

Had a great Christmas with grandchildren around – makes it special. I was wondering what prospecting methods you use. What is your favourite and what is your appraisal to list ratio?
I expect that for the length of time you have been in the business most of your listings would come from referals, is that right. If so, how long did it take you to build up to a sustainable level of referal business?

Prospecting methods, well I still cold call when I feel like it or have a reason to, I still send letters, DL cards, work my database categories and use CMA’s just the usual stuff. I believe, well I know it’s not really what you do it’s how consistently you do it.
Appraisal to list ratio, I’m a real estate agent not a mathematician. he he.
I really don’t know.
Referral business I’m really not sure what sort of business it is now, I guess some is profile, some is referral, some is area, some is repeat business and what ever else there is. It takes a while for it to start coming from everywhere I guess. I suppose after 5 years or so you see a definate flow.
Sorry Mat – unable to view your video recordings at present so hopefully I dont miss too much while I sort this problem out. Sorry if I ask questions that may have actually been answered in the videos but at present I’m flying blind.
